What lintl is
An AI-assisted workspace for UK residential architecture: property context, planning research support, feasibility framing, files and related tools. It is built for architects and small practices, not as a consumer planning oracle.
What lintl is not
- Not your architect–client appointment
- Not a substitute for RIBA stages, building regs, Party Wall, rights of light, or solicitor advice
- Not a guarantee of planning permission, buildability, cost, valuation, or programme
- Not a measured survey or structural assessment
- Not financial, tax or insurance advice
Accuracy limits
Property and planning data come from third-party sources and automated tools. Those sources can be incomplete, delayed or wrong. AI models can invent details, miss local nuance, or misread drawings and PDFs. You must verify outputs against primary sources (local authority, OS, title, site visit) before relying on them.
Addresses, UPRNs and map overlays are aids to orientation. They are not proof of ownership, boundary or planning status.
Prompts, files and training
We process prompts and files to provide the service. Day-to-day use does not mean we own your work or train foundation models on your practice content. See the privacy policy. If we later invite opt-in verification contributions, that will be separate and voluntary.
Your responsibility
You remain responsible for professional advice you give, for what you issue to clients and authorities, and for complying with ARB / RIBA expectations that apply to you. If you share files inside your practice, make sure that matches your own client confidentiality rules.
